*ALL Repairs and Maintenance will be reviewed by the facilities committee to allow the Watermelon Thump to fix the problem first, unless it's an emergency. If repairs are to be arranged by a third party, owners pay the actual costs (to be deducted from gross income) - there are no upcharges.
Let's look at the long term of what the Watermelon Thump Assets could provide.
1. Utilize and renovate back area of the Carrigan building to create a staging suite with restroom and secured access from the alley for event rental guests.
2. Utilize and renovate the back area of the Spitway to create an additional staging suite.
These upgrades will allow us to increase to competitive rates of surrounding venues, produce a healthy year around profit, and sustain a cash flow rate for maintenance, upgrades, taxes, scholarships and operating expenses for years to come.
Utilize the following resources to revitalize the building to a usable space:
1. Luling Main Street - facade matching grants available currently up to 5K for exterior improvements. *Possibly up to 10K in the future.
2. Texas Main Street Commission - free rendering of the building's facade to suggest renovations and help plan for future improvements.
3. Insurance - explore the possibility of an insurance claim for future roof replacement due to leaks.
